East Hampton Town HAS APPROVED the $16 million purchase of 43 Mile Hill Road — a 9.35-acre waterfront property in the Northwest area — through the Community Preservation Fund (CPF).
The parcel, owned by 43 Mile Hill L.L.C., features 750 feet of beachfront, a pond, and is surrounded by preserved land adjacent to Northwest Harbor County Park. Zoned residential, it received permits in 2012 for over 10,000 square feet of construction. Last listed for $25 million in 2022, the site is seen as a rare opportunity for conservation.
The CPF, funded by a 2% real estate transfer tax, recently received its second-largest single deposit ever — over $7 million — providing resources for landmark purchases like this. If approved, the acquisition will protect the property from development and preserve its natural beauty for future generations.
