The long-planned Route 114 Community Housing Project in Wainscott — first introduced in late 2022 — has now moved into pre-construction, marking the most significant progress yet in East Hampton Town’s effort to create new middle-income rental housing.
Originally proposed as a 50-unit development for local workers in education, retail, hospitality, and other essential fields, the project is located at 776 and 780 Route 114, on 6.5 acres the Town purchased for housing in 2022. In August 2024, the Town officially transferred the parcels to the East Hampton Housing Authority, solidifying the agency as the project lead.
A March 2025 update to the Wainscott Citizens Advisory Committee confirmed that the development is advancing through planning, engineering, and infrastructure review. The estimated completion timeline is about three years, putting potential opening around 2028. The unit mix — initially proposed as one-, two-, and three-bedroom rentals — may adjust as final plans are completed, but the target remains households earning up to 130% of area median income.
Funding efforts have also accelerated. Town documents show the project has requested Community Housing Fund allocations, including $1.5 million in 2024 and additional funding through 2026. A $4.1 million infrastructure grant request tied to the development was also included in the Town’s 2025 grants update. Newsday reporting in early 2025 noted that the project is among several initiatives under consideration for approximately $3.7 million in housing-related grants and loans.
Community conversations continue, including questions about school district impacts and resident relocation from the existing cottages on site — details that remain under review as the project moves toward construction.
While work has not yet begun, the Route 114 project is now firmly in motion, representing the first major middle-income rental housing initiative East Hampton has advanced in more than a decade.
