Silver Sands in Greenport has fully entered a new chapter, emerging as a refined, eco-conscious oceanfront resort after reopening in June 2023 following a highly visible, multi-million-dollar renovation. Now several seasons removed from its reopening, the property has settled into its role as a polished, year-round destination that blends modern hospitality with the charm of its mid-century roots.
The resort’s transformation shifted Silver Sands from a traditional roadside motel into a thoughtfully designed waterfront retreat. Today, the property includes 20 renovated hotel rooms, 12 standalone bungalows and cottages, and two larger beach houses, all designed to reflect a refreshed take on its 1950s aesthetic while offering contemporary comforts. The result is a cohesive experience that feels nostalgic yet current.
Silver Sands has also become a notable dining destination on the North Fork. Guests and locals alike are drawn to three distinct on-site venues. Nookies delivers a retro-inspired diner experience with elevated comfort food, while Eddie’s offers wood-fired Neapolitan pizza and seafood in an open-air beachside setting. More recently, The Boathouse added a waterfront, sailor-bar-style space with a seafood-forward menu, further anchoring the resort as a culinary hub.
Beyond accommodations and dining, Silver Sands has leaned into unique, experience-driven amenities. The property operates its own 15-acre underwater oyster farm in Pipes Cove, offering private tours and hands-on shucking lessons. The addition of the Salt Marsh Wellness Sanctuary, featuring a cold plunge, infrared sauna, and spa treatments, reflects a growing focus on wellness and slow, intentional travel.
Sustainability remains central to the resort’s identity. The property eliminated all fossil fuel connections in favor of electric power, incorporated native landscaping, and prioritized environmental stewardship throughout its redevelopment. Today, Silver Sands stands as an example of how legacy waterfront properties on the North Fork can be reimagined into luxury destinations while remaining connected to the land, water, and community that define them.
