The long-delayed Enclaves Hotel project in Southold has received another six-month approval extension, pushing its current deadline to mid-July. The extension, granted unanimously by the Southold Town Planning Board at its January meeting, keeps the nearly decade-old proposal active as the developer continues working toward moving the project forward.
The proposed $43.9 million development would bring a 62,338-square-foot, 44-unit, two-story hotel to a 6.75-acre parcel on Main Road in the Hamlet Business zoning district. Plans also include four detached cottages, a full basement, accessory event and personal service spaces, an outdoor swimming pool, and 160 parking spaces. Additionally, a two-story dwelling on the property would be converted into a 74-seat restaurant spanning more than 3,600 square feet. The site was formerly home to Hedges, a bed and breakfast.
Originally introduced in 2017, the Enclaves project received conditional approval from the Planning Board in June 2023. Later that year, the Suffolk County Industrial Development Agency approved a $2.7 million incentive package, including mortgage and sales tax abatements and a 15-year payment-in-lieu-of-taxes schedule. The incentives generated significant public discussion, with some residents raising concerns about traffic, noise, and environmental impacts.
Supporters of the project have pointed to growing demand for lodging on the North Fork, and how local businesses are struggling from the need for additional discrentionary spending. When construction proceeds, the buildout is expected to take approximately 18 to 24 months.
With its latest extension secured, the Enclaves Hotel remains one of the most closely watched hospitality projects in Southold, reflecting both the opportunities and complexities surrounding new development on the North Fork.
