Heatherwood Proposes Mixed-Use Development in Hampton Bays

A new mixed-use development has been proposed for Hampton Bays, bringing a combination of residential living, retail space and community-focused amenities to a site along West Montauk Highway. The project, submitted as a pre-application to the Town of Southampton Planning Board, outlines a plan to create a more connected and functional addition to the hamlet’s growing downtown area.

The proposal includes both residential and commercial components across two zoning districts. On the commercial side, plans call for approximately 11,000 square feet of ground-floor retail space, topped by nine apartment units. A 3,000-square-foot clubhouse is also included, designed for use by residents and to support a community-oriented living environment.

The residential portion expands further with 15 three-bedroom townhome-style units, each designed with garages, driveways and outdoor space. Additional amenities include a pool and landscaped areas, creating a more complete residential experience within the development.

Design plans emphasize a layout that supports walkability and accessibility, with features such as shared vehicular access, parking located behind buildings and integration with existing roadways like Lamplight Circle. The project also aims to align with local design guidelines to complement the character of Hampton Bays while introducing a modern mixed-use concept.

If approved, the development would represent a significant addition to the area, combining housing and retail in a single site while contributing to the broader vision of revitalizing Hampton Bays with thoughtful, multi-use spaces.
