Southampton Town has approved a new zoning law that opens the door for small hotel development within its highway business districts, marking a notable shift in how hospitality projects may move forward across the area.
The Town Board passed the measure in a 3-2 vote, introducing a “floating zone” that can be applied to qualifying hotel proposals. Under the new law, developments must meet specific criteria, including a minimum site size of two acres and a range of 16 to 65 rooms. Each proposal will still require review and approval by the Town Board, ensuring oversight on a case-by-case basis.
The legislation is designed to create opportunities for smaller-scale hotel projects while maintaining control over how and where they are developed. The law also includes restrictions on certain uses, such as extended-stay hotels, time-shares, and residential-style units, and requires that new projects align architecturally with the surrounding character of the community.
Southampton currently represents a portion of Suffolk County’s hotel inventory, with demand for accommodations continuing to grow, particularly during peak seasonal months. This new framework provides a pathway for additional lodging options while aiming to balance development with the town’s existing landscape.
