Village Works: Coworking Is Now Serving Greenport

The transition from “work-from-home” to “work-from-the-village” has officially arrived in Greenport. Village Works, the vision of local architect Jonathan Baker, is now open at 36 South Street, providing a sophisticated coworking hub for the North Fork’s growing population of remote professionals, freelancers, and creative entrepreneurs.

The space was born out of a personal need for Baker and his wife, Sarah Mastracco, to separate their home life from their expanding professional ventures. While Baker utilizes the front of the building for his architectural practice, the remaining footprint has been transformed into a community asset. Village Works features a mix of individual and collaborative areas, including high-visibility storefront windows, private conference rooms, and a lounge-like environment designed to bridge the gap between a sterile office and a casual cafe.

Strategically located, Village Works shares the building with Flavor Fork, Mastracco’s culinary venture. This unique “dock-and-dine” equivalent for the office world allows members to move seamlessly from their desks to Flavor Fork for grab-and-go snacks or high-quality lunches. Notably, Flavor Fork has also expanded its own mission over the past year, recently shifting focus toward hosting popular hands-on cooking classes—ranging from fresh pasta to Indian cuisine—further establishing the building as a multifaceted lifestyle destination.

From a commercial perspective, Village Works addresses a critical gap in Greenport’s infrastructure. By offering daily and long-term desk rentals alongside professional resources like high-speed internet and conference capabilities, Baker is providing a necessary landing spot for “corporate refugees” and local business owners. It offers the professional utility of a Manhattan coworking space while retaining the low-key, collaborative spirit of the North Fork.

As the 2026 season gets underway, Village Works stands as a testament to the North Fork’s evolving professional landscape. It is no longer just a place to visit for the weekend; it is a place where community-focused design and modern remote-work needs meet.
