Southampton Town is advancing plans to utilize $2.4 million from its Community Housing Fund to acquire a key one-acre parcel along Flanders Road in Riverside. Located at 47 Flanders Road near the Riverside traffic circle, the initiative pairs municipal land acquisition with private development firm Georgica Green Ventures to establish a 40-unit rental apartment complex featuring ground-floor commercial storefronts and on-site parking.
The proposed multi-story footprint replaces unsafe, dilapidated structures with a mix of studio, one-bedroom, and two-bedroom layouts designated for tenants earning between 60% and 100% of the Area Median Income. Positioned within walking distance of public transit stops and the nearby Riverhead LIRR station, the development serves as an anchor project within the town’s broader downtown overlay district. Initial site clearance and structure demolition remain top priorities as municipal leaders finalize wastewater infrastructure plans for the surrounding business corridor.
By leveraging Community Housing Fund capital—generated through the town’s 0.5% real estate transfer tax—municipal leaders aim to establish visual and economic standards for upcoming revitalization efforts along Flanders Road. The project brings essential workforce housing, walkable retail space, and renewed private investment to the western gateway of the town.
