Shippy’s Outdoor Seating Expansion Complete

It’s been a rollercoaster few months for Shippy’s, the longtime Windmill Lane restaurant in Southampton Village. After facing what looked like a setback in April, when the Zoning Board of Appeals appeared ready to reject its request for more outdoor seating, the restaurant has now secured approvals and completed the work.

Following the resignation of board member Luke Ferran in May, Mayor Bill Manger appointed Oren Glick to fill the vacancy. That change turned the tide, and on June 10 the board voted 3–0 in favor of granting Shippy’s a variance. The decision allows for 24 additional outdoor seats, including six on a seasonal open-air balcony, as well as 22 new catering seats in a converted second-floor space. In total, Shippy’s will gain 86 seats, bringing its capacity to 173, along with permission to add an outdoor service bar.

Before voting, Glick noted that he had reviewed the application thoroughly and visited the restaurant, praising its role in enhancing the west end of the village. His fellow board members agreed, with Chair Carol Zacharias and Linda Munn highlighting Shippy’s positive impact and alignment with the village’s master plan.

The approval comes with conditions, including an expiration date of January 1, 2026, a prohibition on amplified indoor music, and requirements that seating remain consistent with the application. Even with these restrictions, the decision marks a significant win for Shippy’s and for the continued revitalization of this corner of Southampton Village.
