Southold Advances Coastal Protection with 35-Acre Land Deal on Middle Road

Southold Town has secured another major victory for local conservation efforts, finalizing a $3.8 million transaction to permanently protect roughly 35 acres of open land along Middle Road. Executed in an equal 50/50 funding partnership with Suffolk County, the Community Preservation Fund acquisition ensures that sensitive acreage previously held by Moffat Farm LLCs remains free from dense residential buildout.

The newly protected assemblage holds immense ecological value due to its direct proximity to Hashamomuck Pond and Long Creek. Because the buildable tract sits directly alongside fragile tidal waters and wetlands, preventing construction safeguards critical water quality while mitigating runoff into surrounding coastal habitats. The acreage also seamlessly connects with nearly 100 acres of existing protected space, expanding a vital wildlife corridor and opening up potential for future passive recreation trails and small public parkland.

This latest acquisition reflects a strong, continued momentum for the town’s land preservation initiative. Coming on the heels of major conservation approvals in Greenport and additional agricultural land protections across the region, Southold continues to leverage its Community Preservation Fund to safeguard the natural beauty, rural character, and ecological health of the North Fork.
