<p class="wp-block-paragraph"><strong>Two cornerstone retail properties in Water Mill have been sold for a combined $39 million, setting a new record for the largest retail transaction in the history of the Hamptons. </strong>As reported on 27east.com, the blockbuster sale, which closed last week, includes Water Mill Square, located at 670 Montauk Highway, and The Mill, 760 Montauk Highway. Together, the two centers represent 84 percent of Water Mill’s gross leasing area.</p>



<p class="wp-block-paragraph">The properties were sold by Vault Development Partners, led by Robert Zecher and Benjamin Rinzler. The transaction was brokered by Hal Zwick and Jeffrey Sztorc of the Hamptons Commercial Real Estate Team at Compass.</p>



<p class="wp-block-paragraph">Water Mill Square features a 20,500-square-foot retail and office center situated on 2.26 acres, and has a mix of service, food, and lifestyle tenants. Neighboring property The Mill spans 29,314 square feet across 3.66 acres and is currently undergoing a repositioning to introduce new food concepts, curated outdoor elements, and experiential retail, according to a press release issued by Compass last Wednesday, May 6.</p>



<p class="wp-block-paragraph">Last year, Zwick and Sztorc were behind a $30 million sale of commercial properties along the Sag Harbor waterfront.</p>



<p class="wp-block-paragraph">The massive retail assemblage in Water Mill was finalized in 2023 when Zecher led the acquisition of The Mill to pair with Water Mill Square, which Rinzler’s family has owned for years.</p>



<p class="wp-block-paragraph">“This portfolio has been a cornerstone of the Water Mill community for years, and it’s been incredibly rewarding to see it evolve into such a vibrant retail destination,” Zecher stated.</p>

<p class="wp-block-paragraph">Two major commercial properties in Water Mill traded recently for a combined $39 million — the largest transaction for a retail property in Hamptons history.</p>



<p class="wp-block-paragraph">Water Mill Square at 670 Montauk Highway — home to a slew of small eateries and businesses as well as the United States Post Office in Water Mill — and The Mill at 760 Montauk Highway — a large commercial complex up the block — were sold as a package deal. The buyer is Runyon Group, a Los Angeles-based, full-service real estate company.</p>



<p class="wp-block-paragraph">HCRE, the Hamptons Commercial Real Estate Team at Compass, led by Hal Zwick and Jeffrey Sztorc, announced the deal on Wednesday, explaining that the founders of Vault Development Partners, Robert Zecher, owner of The Mill, and Ben Rinzler, owner of Water Mill Square and a partner in The Mill, teamed up to sell the two complexes, which represent 84% of the Gross Leasing area in the hamlet.</p>



<p class="wp-block-paragraph">“This transaction is a clear signal of the strength of the Hamptons retail market,” said Zwick. “Assets with this level of visibility, tenancy, and long-term upside are incredibly rare, and achieving a record-setting sale speaks to both the quality of the properties and the continued demand from investors,” said Zwick, adding, “This is one of the best assemblages I have ever seen created and sold.”</p>

The butcher shop and seafood counters receive deliveries multiple times a day, sourcing heavily from local farms across the North Fork to meet the high standards of their year-round clientele.</p>



<p class="wp-block-paragraph">From a commercial perspective, Red Horse Market is a notable example of a service-oriented business successfully scaling through ownership. The Pinedas manage a large staff and maintain a price structure that remains accessible to the local workforce, with filling hot plates serving as a staple for the trade community. This inclusivity has created a loyal customer base that extends beyond the South Fork; some patrons even request out-of-state deliveries once the summer season concludes.</p>



<p class="wp-block-paragraph">Almost a year after successfully launching their second location on North Sea Road in Southampton, the Pineda family has solidified the Red Horse brand as a regional powerhouse. Located at 53800 Main Road, the shared storefront represents a strategic partnership that blends handmade textiles with a curated collection of antiques and vintage rugs. This collaborative model, which launched late last summer, offers a seamless shopping experience where contemporary craftsmanship meets old-world design.</p>



<p class="wp-block-paragraph">The Bellwether is the retail evolution of Pinerio’s Shed Textile Co., a brand she founded in 2018. A former Manhattan advertising creative director with a background in textile design from FIT, Pinerio previously operated out of North Fork Apothecary in Cutchogue. The move to a dedicated Southold storefront allows for an expanded inventory that includes hand-woven pillows, knitwear, crocheted products, and peel-and-stick wallpaper. The space also features a functional weaving studio, allowing customers to see the production process firsthand.</p>



<p class="wp-block-paragraph">The synergy between the two brands is evident in their mixed inventory. While Fez &amp; Ivy focuses on rare textiles, rugs, and antiques, The Bellwether introduces artisanal goods such as Sabah shoes, Turkish towels, and signature candles. A notable highlight of the current collection is a collaboration with local artist Elizabeth Talerman, featuring vintage textiles embroidered with 1960s advertisements sourced from archival copies of the Suffolk Life newspaper.</p>

The selection is defined by an intentional opposition of influences, spanning various centuries and design schools. Everything on view is for sale, ranging from high-profile pieces like Picasso to deeply personal artifacts, such as trial drawings created by Shooster’s father on the back of legal pads during his career as a civil rights lawyer.</p>

This includes work from figures like Rose deSmith Greenman, who produced thousands of drawings later in life, and street photographer Vivian Maier. <p class="wp-block-paragraph">In Montauk, Navy Beach on Fort Pond Bay continues to be a staple for coastal cuisine and family-friendly atmosphere, featuring one of the largest rosé selections in the area. Nearby, Lynn’s Hula Hut offers a unique tiki-bar experience using fresh ingredients from local farms. At Ditch Plains, the family-operated Ditch Witch remains a consistent favorite for beachside staples, ranging from breakfast chia bowls to their signature sesame noodles.</p>



<p class="wp-block-paragraph">In East Hampton, EHP Resort &amp; Marina on Three Mile Harbor has updated its seasonal offerings, including the Mediterranean-inspired Sí Sí and the Italian-style Buongiorno café. Further south at Main Beach, The Beach Hut on Main provides a reliable mix of classic concessions like lobster rolls and fish tacos, alongside local beer and wine selections. <p class="wp-block-paragraph">The history of the North Fork is often written in the soil, but a new book by historian Richard Wines brings a familiar local name to the forefront of the narrative. In his 320-page volume, A Farm Family on Long Island’s North Fork: The Lost World of the Hallocks and Their Sound Avenue Community, Wines documents the legacy of the Hallock family. Their presence stretches across generations along Sound Avenue, from Doctor’s Path in Riverhead to the Southold Town Line.</p>



<p class="wp-block-paragraph">The book explores the complex reality of a community that went by many names, including Northville, Hallockville, and the Village of Sound Avenue. While family legends suggest their roots trace back to the great Puritan migration of the 1630s, the documented history reveals a community often at odds. Wines details a past filled with conflicts over the Revolution and Civil War, religious schisms that led to the construction of new churches, and even repeated attempts at local vandalism and lawsuits.</p>



<p class="wp-block-paragraph">A companion exhibit at Hallockville Museum Farm serves as a visual gateway to this history. Running through the summer, the exhibit features original drawings and a detailed Hallock family tree. A highlight of the collection includes original photographs taken by Bessie Hallock, who began documenting daily life on the farm with a Kodak Brownie camera in 1918. These images provide a rare, candid look at the agricultural world that defined the North Fork for over a century.</p>



<p class="wp-block-paragraph">The Hallock family’s story is also one of resilience and adaptation. Throughout the years, they witnessed seismic shifts in the local landscape, from the arrival of the railroad and the wave of Polish immigration in the late 19th century to the era of prohibition rum-running. Perhaps most notably, the family stood at the center of the 1973 proposal for the Jamesport Nuclear Power Plant, which sought to build four reactors on the northern end of the Hallock farm.</p>



<p class="wp-block-paragraph">Richard Wines is uniquely positioned to tell this story. As a past president of Hallockville Museum Farm and chair of the Riverhead Landmarks Preservation Commission, he has spent a lifetime preserving local heritage. His mother, Virginia Wines, also spent years transcribing family diaries and interviewing members of the Hallock family, ensuring that these personal accounts were not lost to time.</p>



<p class="wp-block-paragraph">This exhaustively referenced volume is an essential resource for anyone interested in the preservation of the East End’s cultural and agricultural identity.
